What a five-star changeover actually includes, room by room: the checklist we run across more than five hundred short-let properties in London and the Home Counties, plus linen, consumables, same-day turnovers and evidence.
S/01The standard
A turnover clean is not a domestic clean done in a hurry. It is a reset to a photographed standard, against a deadline, with linen, consumables and keys all handled in the same visit. The guest arriving at three o’clock has already studied your listing photos; their review is decided in the first ninety seconds of comparing the room in front of them with the room they thought they booked.
That is why the checklist below is ordered the way a guest experiences a property rather than the way a cleaner would naturally work through it. It is the standard we run across more than five hundred short-let properties in London and the Home Counties, and it is yours to use whether you clean your own place or you brief somebody else to do it.
Three principles hold the whole thing together. Match the photos, not your taste — the set-up should be identical every time, which is why we photograph the standard for each property at the start and work to that picture rather than to a preference. Touch everything the guest touches — remotes, switches, handles, kettle lids and the shower control are what get noticed and what get mentioned in reviews. And check for the last guest, not just for dirt: a forgotten charger under the bed, a hair in the shower tray or a lipstick mark on a glass says “this was not cleaned” far louder than a dusty skirting board ever will.

Linen is where most self-managed hosts come unstuck. Washing one set between guests works right up until two bookings land back to back, so the minimum workable model is three sets per bed in circulation: one on the bed, one clean in the cupboard, one in the wash. Better still, hand it to a linen service and keep hotel-grade stock moving in and out with each changeover. Commercial laundering keeps whites white in a way a domestic machine cannot, and a grey pillowcase is a five-star review lost for the price of a wash.
Keep a standard consumables pack per property and restock to the same level every visit, so you always know what is there without asking: toilet roll plus a spare per bathroom, hand soap, shampoo, body wash, kitchen roll, bin liners, dishwasher tablets, washing-up liquid, tea, coffee, sugar, salt and pepper. Count it on every changeover rather than when a guest complains about it.
Guest out at ten, guest in at three. Five hours sounds comfortable until the previous guest leaves late, and it is the normal working day in this business rather than the exception. What makes it survivable is preparation, not speed:
The one thing a remote host cannot do is look at the room. So every changeover we run is logged in our own operations platform: the housekeeper checks in at the property with GPS, records before and after video using the app’s own camera, and completion is time-stamped. All of that video is silent by design, with no audio recorded, and it appears on the host’s portal so you can confirm the property is ready before the guest is through the door. Maintenance faults are raised separately with their own photo evidence rather than mentioned in passing.
It also settles damage claims. A before-and-after pair from the previous changeover is the difference between a plausible account of what happened and an argument you will lose.

The same handful of mistakes account for most of the four-star reviews we see hosts collect when they should have had five.

A one-bedroom flat cleaned to this standard is typically two to three hours of housekeeper time including linen and restocking, and a three-bedroom property four to six. Anyone promising a full changeover on a two-bed in forty-five minutes is skipping the checklist, and it is usually the glassware and under the beds.
A turnover resets the property to its photographed standard between guests. A deep clean addresses what turnovers cannot: oven interiors, limescale, carpets and upholstery, mattresses, grout, high-level dusting and touch-up decoration. Most listings need one on a regular cycle to keep looking like the photos.
Yes, same-day turnarounds are our normal working day, seven days a week. Your booking calendar is synced to our platform, so a check-out followed by a check-in on the same date is scheduled automatically rather than chased by email.
